We had no experience with the probate courts and were worried that the process would take years and cost far more than we could manage. The fee structure was explained clearly at the start, and we were kept informed at each stage. The whole matter was completed within eight months, which was what we had been told to expect. Having a named person to contact throughout made a real difference to how we felt about the process.

Three of our siblings are in Australia and one in Germany. Coordinating the documentation with them was something I had been dreading for months. Thip Legal handled all the communication with them directly — in English — and produced clear checklists of what each person needed to provide. I did not have to manage five different people asking me the same questions. The process was slower than I hoped, but that was because of one sibling's delay in providing their documents, not anything on the practice's side.

Our father's estate included a rubber plantation that had been in the family for forty years. We were told by another lawyer that it would be straightforward, but it turned out there were title issues we had not known about. Thip Legal identified these at the review stage and explained exactly what would need to be resolved before the land could be transferred. It took longer than we had hoped but the outcome was right and we were never left without information.

My mother passed in February and I was overwhelmed with the amount that needed to happen. I came to Thip Legal not knowing what questions to ask. They went through the estate carefully, identified which of the three services applied to our situation, and gave me a written explanation of the process before I committed to anything. That approach alone made me feel that this was the right firm to work with.

I was the executor of a mixed estate — some property in Thailand, some assets in the UK. Thip Legal handled the Thai side, working in English throughout. They were straightforward about which parts of the process they handled and which would need to be addressed through a UK solicitor. I valued that honesty. The Thai estate was resolved within the timeline they estimated.

Our situation was complicated because two of the beneficiaries are still minors. The practice explained how that affected the administration process and what arrangements would need to be in place. We are now receiving annual reports, which give us clear visibility of where the administration stands. It is reassuring to know the matter is being actively managed.

Detailed Client Stories

Case Study 01 · Probate Assistance

An Agricultural Estate with Outstanding Title Questions

The Situation

A family of five adult children came to Thip Legal following the death of their father, who had owned a rubber plantation and a residential property in Surat Thani. No will had been left. The family was aware that the plantation title documentation was incomplete but did not know how significant this was to the probate process.

What Was Done

The initial review identified that one of the plantation parcels had a Nor Sor 3 title that had not been upgraded. This was addressed through the local land office as a parallel process. Probate applications were filed for both properties simultaneously. Court coordination and all documentary preparation was managed through the practice.

The Outcome

Residential property transferred within 7 months. Plantation transfer completed 4 months later following title upgrade. All five beneficiaries received their registered entitlements. Full matter resolved within 11 months from initial engagement.

"We were prepared for this to take two or three years. Having a clear process and regular reports made it feel manageable even when we hit the title issue."

Case Study 02 · Beneficiary Coordination

Coordinating Seven Beneficiaries Across Four Countries

The Situation

An executor was responsible for notifying and coordinating seven beneficiaries located in Thailand, Australia, Germany, and Canada following the death of a long-term expatriate resident. The estate had been distributed by the court but practical distribution required documented consent from each beneficiary.

What Was Done

Formal notification packages were prepared and issued to all seven beneficiaries. Per-beneficiary checklists were distributed with guidance on how to obtain and certify the required documents in each country. Thip Legal managed all English-language communication directly and tracked outstanding items, following up with individuals as required.

The Outcome

All beneficiary documentation received within 3 months. Distribution completed following confirmation of all consents. The executor was not required to manage individual beneficiary communications at any stage of the process.

"I had been trying to manage this myself for two months before engaging Thip Legal. The difference when someone professional took over was immediate."

Case Study 03 · Long-Term Administration

A Family Business Estate with Three Minor Beneficiaries

The Situation

An estate comprising a family-operated coconut processing business, two plots of agricultural land, and financial assets was complicated by the fact that three of the six beneficiaries were minors. Their entitlements could not be distributed directly and the business required continued operation during administration.

What Was Done

Thip Legal assumed full administrative responsibility for the estate. Legal arrangements were put in place to hold the minor beneficiaries' entitlements until majority. The business operation was maintained under a formal administrative framework. Annual written reports are issued to the adult family representatives covering estate position, business standing, and next-year expectations.

Current Status

Administration ongoing. Adult beneficiary entitlements distributed. The three minor beneficiaries' funds held under appropriate legal arrangements, with annual review. Business operations stable. Projected full estate completion in 6–8 years as youngest beneficiary reaches majority.

"We receive a full report every year. It covers everything — the business, the land, the children's funds. We know exactly where things stand without having to chase for information."
